Terms & Conditions (T&C)

for DXB Property Listings

1. Acceptance of Terms

By accessing and using the dxbpropertylistings.com website (the "Platform"), you, the user ("You" or "User"), agree to be bound by these Terms and Conditions ("T&C"), our Privacy Policy, and all applicable laws and regulations of the Emirate of Dubai and the United Arab Emirates (UAE). 2. Platform Services & Disclaimer

2.1. Nature of Service

The Platform operates as a property listing and information portal. We facilitate connections between users (buyers, renters, investors) and licensed real estate agents, brokers, and developers operating in Dubai. We do not act as a real estate broker, agent, or developer in any transaction.

2.2. Listing Accuracy

We rely on our partners (agents and developers) to provide accurate and legally compliant listings. While we strive to maintain the highest level of data quality and integrity, we do not warrant the absolute accuracy, completeness, or current status of any property listing, including price, size, availability, or title status. Property details are for informational purposes only and are subject to change without notice.

2.3. No Professional Advice

The content on the Platform (including blogs, guides, and market reports) does not constitute financial, legal, or investment advice. You must seek independent professional advice from a RERA-certified agent, legal counsel, or financial advisor before making any property-related decision.

3. User Obligations and Prohibited Use

3.1. Lawful Use

You agree to use the Platform only for lawful purposes, as permitted by the T&C and in compliance with all UAE laws, including the Cybercrime Law.

3.2. Prohibited Activities

You are strictly prohibited from:

  • Submitting false, inaccurate, or misleading information, whether as a property inquirer or a listing provider.

  • Attempting to gain unauthorized access to any part of the Platform, including agent/developer accounts or databases.

  • Using automated systems (e.g., bots, scrapers) to extract data from the Platform without express written permission.

  • Uploading or transmitting any material that contains viruses, malware, or other harmful code.

  • Using the Platform for any commercial purpose (including marketing or advertising competitive services) unless you are an approved and contracted partner.

4. Intellectual Property Rights

4.1. Platform Content

All content, design, graphics, text, logos, and software used on the Platform are the intellectual property of DXB Property Listings or its licensors and are protected by international and UAE copyright laws.

4.2. Limited License

5. Liability and Indemnification

You agree to indemnify and hold harmless DXB Property Listings against all losses, expenses, damages, and costs (including reasonable legal fees) resulting from any violation of these T&C by you or any activity related to your account.

6. Links to Third Parties

The Platform may contain links to third-party websites, including those of real estate partners, developers, or news sources. We do not control and are not responsible for the content, accuracy, or privacy practices of these external sites. The inclusion of any link does not imply endorsement by us.

7. Termination

We reserve the right, in our sole discretion, to suspend or terminate your access to the Platform and services, without notice, for any conduct that we believe violates these T&C or is harmful to other users of the Platform or to our business interests.

8. Governing Law and Jurisdiction

These T&C shall be governed by and construed in accordance with the laws of the Emirate of Dubai and the Federal Laws of the UAE. Any dispute arising out of or in connection with these T&C shall be subject to the exclusive jurisdiction of the Courts of Dubai, UAE.
